5 Tips to Ensure Your Viewing Is a Success

The purpose of showing your home is to hook that all important buyer. Potential buyers should arrive at your home and be impressed – so impressed in fact, that they’re ready to make an offer.

You need to grasp this one chance to make a first impression on potential buyers and you need to make it count. Focusing on the outside, your grounds, gardens and walls is our first tip. Make sure that you don’t neglect the outside of your home.

  1. Kerb appeal

    What your home looks like from the outside can make or break someone’s decision to pick up the phone and book a viewing. If they see from the online photos that your lawn obviously needs cutting, has unkempt flower beds and broken gutters, they may wonder what else hasn’t been cared for on the interior of the property.

    The outside of your home should be spotless. Clean the siding, the windows, and the doors. Make sure there are no smudges, no cobwebs and touch up any spots that need paint. Gutters should be cleaned, power-hosed and repaired if necessary. Tidy and weed flowerbeds, trim trees and hedges and mow the grass.

  2. Remove Personal Items

    The second tip is to take yourself out of the house. That means you should remove personal effects from public view. Move family photos from the walls or tables and put them into storage. Put children’s toys away and any children’s artwork should be confined to a specific area in their bedrooms. Your home should look as neutral as possible so that potential buyers can picture themselves living there.

  3. Declutter
    The third tip is to pare back any extra clutter you see at first glance. If you look around, it might amaze you how much you’ve accumulated over the years. When you have a lot of clutter, it shrinks the living space of the house, and it makes it look and feel cramped and smaller. Many homeowners can become blind to the condition of their homes. They’ve lived in the house for so long with the same clutter that they don’t see it anymore. But a stranger will always notice. Now is the time to work on removing clutter, cleaning messy corners and getting rid of broken or unwanted items.

  4. No Dogs Allowed!

    Our fourth tip is to remove any sign of pets from the home. Yes! We know you adore your beloved pooch but not everyone is comfortable with pets in the home. You should remove any cat beds and litter trays, place your dog with a neighbour or friend for the duration of the viewing, and have no food dishes or bowls sitting around. Your home should not have any pet odors. Having a clean house that’s odor free is a big selling point. You don’t want to lose a possible deal just because they can smell your pet’s presence, or your dog jumps up on them with muddy paws!

  5. Staging

    Our fifth tip is home staging, you can stage your own home, or you could hire a professional to do it for you. There are many professional staging companies who will stage your home from top to bottom, but be aware, this can be very expensive. If you decide to take on the task yourself, stage your living areas in a way that shows off your home. You can rent furniture if you feel your own is not up to standard or you could invest in soft furnishings which can really make a big difference if you just want to boost the overall look. If you decide not to have your home staged by a professional, you could always hire a design consultant who will give you many helpful hints and tips. A design consultant knows how to play up the best features of your home and knows what you should remove in order to make a good first impression.
